Project Description
The campus is comprised of two elegant newly constructed, connected two-story buildings which join a newly renovated pre-existing two-story commercial building to provide 21,944 rentable square feet overall and to enclose a landscaped, securable, parking court accommodating 31 cars, parking for 14 bicycles and a dedicated truck space for service or loading. The two new buildings were designed to accommodate as many as nine tenants. The pre-existing building was renovated to accommodate as many as four tenants. Under the current leases (comprising 100% of the total space) the larger new building has one tenant; the second new building has two tenants and the older building has one tenant. The whole complex could easily be occupied by a single tenant or an owner user.

The new buildings share a central elevator, have open floor plans, high ceilings, abundant natural light, and a variety of good views. Air conditioning is supplied from roof top units above each suite. The clear ceiling height of the ground floor suites is 9'-9'' to the bottom of the exposed trusses. The second floor spaces have a maximum clear ceiling height of 15'-5" to the underside of the trusses. The buildings were designed to emphasize natural day-lighting through large glazed areas and narrow floor plates. The environment is further enhanced with abundant landscaping, exterior sunshades and the use of natural materials for exterior finishes.

The existing, original building combines modern amenities with the interesting architecture and charm of its previous light manufacturing uses. The ground floor has a roll-up door on the street, double-doors off the loading and parking area, and two accessible restrooms. It has soft diffused natural lighting from a central belvedere and diagonally placed glass block walls supplemented with energy efficient lighting fixtures. The building's second floor has two suites, each with sky lights, in-suite restrooms with showers, and a deck facing west, the Bay, and Mount Tamalpais.

The property is at 800 Bancroft Way, on the south-east corner of Fifth Street, in Berkeley's balmy banana belt. It is a short walk away from popular restaurants and retail shops and 3 blocks to the I-80 freeway interchange at University Avenue. A regional bus stop and mailboxes are nearby.
